As of today, there are 94 homes and 4 condos listed for sale in Big Canoe. Pending transactions include 21 homes and 1 condo.

If you’ve been considering purchasing land, now may be the time. Lot sales continue to strongly favor buyers, with 80 lots for sale and only 4 closings in July (plus 4 pending). The average days on market is 322, and lots with mountain or lake views are the ones most likely to move.

Big Canoe Homes Under Contract

The highest-priced home currently under contract is listed at $2,700,000 in the desirable Wildcat neighborhood. On the other end of the spectrum, a charming Treetopper is under contract for $295,000.

Recent Seller Success Stories

In August, my two most recent listings each sold over the asking price — one at $5,000 over and the other at $7,500 over. These results highlight that, with the right strategy, sellers can still achieve top-dollar offers.
